This 17 Year Old Air Conditioning/Heating Business enjoys a great reputation and great rapport with existing client base, as well as a continual flow of new clients based on word of mouth referrals. Owner is 53 years old and wants to retire and is looking for someone to come in, live in the area and take over.  He is offering very attractive terms for the right buyer (see sales price above).  This is a great business which can be run from your own home, so that you do not have to pay for an additional facility and can limit your overhead.  There is also plenty of room for growth in this area.  This business would appeal to a recent retiree, who would like to live in Florida and still earn good money - or a young man/woman who wants to grow this business to it's full potential or an existing business person who is tired of the "rat race" and wants to own their own business, which can be easily managed from your home and yet be profitable.  It already has an established base!

SALES AND PROFITABILITY:

The installation of a new unit requires the owner to purchase it first.  The owner adds an additional 35% to the cost of the unit as a markup and after the first year of free labor, the owner charges $32.50 per 1/2 Hr. for labor.  The existing unit is taken away by the owner to an area on his property where he salvages the valuable parts.  Thereafter, he charges a $65 call charge and half of this amount is applied toward the first 1/2 hour of labor.  Additional labor continues at his standard fee of $32.50 per 1/2 hour.  In Florida, air conditioning units are checked every year - at least once as no one wants them to go out in the hot summer months.  Do you currently make $65 an hour?

NOTE:  This business turns away several job opportunities each week for various reasons.  Occasionally, the call relates to a job that the owner is not licensed to complete, but usually the jobs are commercial in nature and are simply too time consuming.  The owner feels that if he works a commercial job for several weeks, that he will not be able to service his normal work flow of his residential business.  An enviable position to be in, and think of the potential for growth!

EXISTING CLIENT BASE:

17 Years in this business has established this business client list and owner is well known and respected in this business.  He will transfer that good name to you as the new owner.  He has built his business by establishing a trusting relationship with his clients that sticks with the client/homeowner.  The owner's business name is on the A/C Unit installed and when a home is sold, the business owner has such a good relationship with the seller of the home that that person usually passes his name onto the new owner. And so... even if a home sells... he still gets that same repeat business on that existing unit, year after year.

Many of his clients are local retirees (large population base here) and 25% of his customers are seasonal residents.  "Snowbirds" as they are called in Florida.  Many of the homes the owner services are mobile homes and there are many mobile home communities in the area.  Mobile home air conditioning units are packaged together with the air handler and the average price is between $1,800 and $2,200 each.  This established business is in pretty tightly with many of the mobile-home parks and associations in the area.  Not to mention, many of these people would never use anyone else.  They love him!  So...  Growth is only limited by available time.

He also has many local physician offices as repeat clients and continues small scale commercial work, as time permits and maintains the same rapport.  In 2004 the Owner installed 35 new units and installed twice that amount in 2003, but with no additional employee.  He contracted with a Condominium complex and installed one AC unit per individual condo. 

Customers know to call the owner for all maintenance and repairs. As each new unit comes with a manufacturer's warrantee for parts, he still gets the repeat clients and most of the new business comes from word of mouth referrals, of which he gets almost too many to handle.

ADVERTISING & TRADE LISTS:

The Builder's Association of Tampa has a bid list that service providers can sign up for.  The cost is approximately $600 per year.  This is for large commercial work and it was key for this business earlier in it's history.  The current owner says that the Builder's Trade Association of Tampa is easily worth the $600 investment from the first won bid.  His feeling is that a person could count on winning several jobs per year this way, if time allows. Currently, they advertise in the Yellow Pages with a 1/2 Page Ad which costs $580 per Month.  They have run this advertisement since the early 1990's.  Effective in October, the owner will be advertising in the Yellow Book for a monthly charge of $160, thereby increasing his profit by almost $420 month X 12 = $5,040.  Who wouldn't like to put an additional $5,040 in your pocket.  He does very little other advertising and this could be increased very effectively in this area, depending on your time & monetary constraints.  He also advertises in a local mobile home association at the cost of $90 per year.  Advertising could be increased in local papers if desired and there are many periodicals as well delivered to various homes in the area, that are affordable advertising.  Another possible growth opportunity!
