STORAGE BUSINESS

The current owner purchased the property in 1993, all 7.71 acres.  The cell tower came first, followed by the pouring of concrete slabs and the construction of 5 buildings.  One of the concrete slabs poured was never built upon.  Currently, it has RV's and other large vehicles parked on it.  With a permit it is also ready for building when desired.  Of the 5 original buildings, one is used as office (with additional warehouse space).  The other 4 were set up as multiple storage units, with garage doors for individual entry.  In 2002, there was another building added, and a tremendous covered parking structure.  Large vehicles such as dump trucks, make up the tenancy under the covered parking.  The new building is identical to the others in fabrication and color.  All buildings are sheet metal exterior and in immaculate condition.  There is an extensive fire extinguisher system which is checked every few months to check functioning ability.

Tower

There is a 10 X 20 Block Building with A/C and electric to house the electric lines and all equipment associated with maintenance of this cell phone tower.  The tower currently services analogue, 2-way radio signals, but can be rigged to handle a cellular signal of wanted or needed.

Security

A chain link fence with barbed wire surrounds the facility for security.  There is also an electric gate with a push-button access panel for entry.  The panel was installed and serviced by ADT, the security company.  Some customers have 24 hour access.  (These are customers whose day starts particularly early).  Most customers have access from 6:00 AM to 9:00 PM. 

There are security cameras mounted on high perches on the property.  There is also a monitor in the office with a four grid viewer.  Under the monitor lies a locked, metal box which houses a digital recorder which holds 30 days of recordings.  There is also a taped back-up in a different part of the office building.  The cameras were $6,000 and the surveillance system cost $2,000.  All of this equipment is new.  This place is incredibly well-lit at night.  All of the halogen lights are perched up on tall poles.  The power company actually replaces the bulbs when they burn out.

Office

The computer is new - a desk-top tower with CD, with fax, copier and a telephone.  All have a quality appearance and are clean and spaced well apart.  There is also the security monitor and recorder.  Nothing else is needed.

Income and Expenses

By the end of the first year, occupancy was at 95%.  Occupancy has never been a problem and has never dipped below 95%.  The only advertising done is the yellow pages listing, which makes up most of the monthly cost of the telephone bill.   There are a few customers who rent 3 units, but no one customer rents more than 3.  The nearest competition is 5 miles away.  It should be noted that only half of the property is built-up with buildings.  The buildings are concentrated on the north side of the property, leaving at least half of the land undeveloped.  This un-developed land is used currently to park cars/trucks/boats and is on the lower half of the property, which is closed to the road scheduled for major expansion.  Without upsetting the existing business or any of the current structures, a developer could use the lower half for other commercial building and/or parking.  The only customers affected by such a change are paying the smallest amount billed to any customer.
